This report outlines the appliances tested in annual gas safety check. As a legal requirement in the UK, all landlords and owners of any commercial premises must have their gas appliances serviced regularly, in order to ensure they are working safely and efficiently. 

A Gas Safety Certificate is valid for a 12 month period and must be renewed.

What does an annual CP12 gas safety check involve?

You should make an appointment every 12 months for one of our Gas Safe registered engineers to attend your property or commercial premises, where whey will carry out an inspection of your gas fittings and appliances to ensure they are safe to use.

 This check will include:

• Checking the ventilation of all appliances to ensure there is a constant supply of fresh air to enable to gas to burn properly.
• Confirm all safety devices are working effectively.
• An inspection of the flue or chimney in order to make sure all fumes leave the property by the appropriate means.
• Declare an appliance unsafe, if they should find any faults.

 What details does the Gas Safety Certificate include?

After a Fusion Gas & Electric Gas Safe registered engineer has attended your property and completed your annual CP12 service, they will document the following:

• The date
• The address of your property
• Description and location of each appliance and flue checked
• Any faults and defects identified plus any action required or taken to fix them
• The results of operational safety checks carried out on the appliances
• The name and registration number of the engineer who conducted your check
